Plumbing in a Slovak apartment.

Whether you're renting or buying, here's what every expat needs to know about plumbing in Bratislava.

🚰
Water Quality in Bratislava

Bratislava's tap water is safe to drink — it is regularly tested and meets EU Drinking Water Directive standards. The water is supplied by Bratislavská vodárenská spoločnosť (BVS). It can be slightly hard in some areas, which may cause limescale on appliances and taps. A water softener or filter is worth considering for washing machines and coffee machines. Contact BVS for technical questions about water supply at bvsas.sk.

Who's Responsible: You or Your Landlord?

In Slovak rental law (zákon 40/1964 Zb., Občiansky zákonník), landlords are responsible for main plumbing installations — pipes within walls, the main water supply, the boiler. Tenants are responsible for fixtures and fittings they've introduced, and for reporting faults promptly. If a leak causes damage to neighbours below, the origin matters for insurance. Report any plumbing issue to your landlord in writing immediately. Keep a written record of all communications.

Gas & Heating in Slovak Apartments

Most Bratislava apartments use natural gas (zemný plyn) supplied by SPP (Slovenský plynárenský priemysel). Gas boilers and appliances must be serviced annually by a certified technician. The annual inspection (revízia plynových spotrebičov) is usually the landlord's responsibility but check your lease. If you smell gas, leave the apartment immediately, do not use light switches, and call the SPP emergency line: 0850 111 363 (24/7).

Plumbing FAQ

Common questions from expats dealing with plumbing in Bratislava.

1. Turn off the water immediately — the stopcock (hlavný uzáver) is usually under the kitchen sink, in a bathroom cabinet, or in the utility room. 2. If you can't find it, call the building manager (správca) — most buildings have one. 3. Notify your landlord in writing (WhatsApp works). 4. Call an emergency plumber from our listings. 5. Document everything with photos before any repair work starts — your insurance will need this.
Yes — Slovakia follows EU construction and plumbing standards, and modern Bratislava apartments (built after 1990) are generally well-built. Older Soviet-era panelák buildings may have older systems — especially cast iron pipes that can be more prone to corrosion. If you're renting a panelák flat, ask your landlord when the plumbing was last updated. Our plumbers are experienced with both modern and older building types.
Most residential buildings in Bratislava are managed by a správca bytového domu (building administrator). They handle common area issues like stairwell pipes or roof leaks. Contact details should be posted in the entrance lobby. For issues within your apartment, contact your landlord — not the building manager. Document all communications in writing.
Annual gas safety inspections (revízia plynových zariadení) check boilers, gas pipes, and appliances for leaks, combustion safety, and compliance with Slovak standards. They must be carried out by a certified gas technician. The resulting certificate (revízna správa) is required by insurers. Our listed plumbers who hold gas certification are marked with the 'Gas Cert.' tag. Always ask for a written report after any gas service.
Standard rates are €25–€45/hour for scheduled work, plus materials. Emergency call-out fees are typically €60–€120 for the call-out plus hourly labour. Night, weekend and public holiday rates are usually 1.5× to 2× higher. Bathroom installations are usually priced as fixed-project quotes — budget €800–€2,500+ for a full bathroom fit depending on scope and materials. Always get a written quote before work starts.
